Nearctic Industrial REIT Secures Three-Year Bank Financing for Hunter Industrial Property in Grimsby, Ontario

Nearctic Industrial Real Estate Investment Trust (“Nearctic” or the “REIT”) is pleased to announce that it has successfully secured three-year traditional bank financing for Hunter, its modern, multi-tenant industrial property located in Grimsby, Ontario. The new facility replaces existing bridge financing and was completed at a highly competitive interest rate of approximately 5.0%, with a loan-to-value ratio of 66%.

The financing represents a key milestone for Hunter and reflects the strength of the asset, the quality of its tenant roster, and the successful execution of Nearctic’s redevelopment and stabilization strategy. Transitioning from short-term bridge financing to term bank debt materially strengthens the property’s capital structure and enhances cash flow stability.

Hunter is a modern, multi-tenant industrial facility purpose-built for small- to medium-sized bay users and is currently undergoing a comprehensive redevelopment and demising program. The program is expected to be substantially completed by March 2026, with 100% lease commitments in place and final landlord improvements progressing as planned. Upon full stabilization, Hunter is expected to deliver stable income and support long-term value creation for Nearctic unitholders.
